As the fall market continued through October, our local real estate landscape remained defined by low inventory, strong buyer intent, and meaningful price stability across Fairfield County. While elevated interest rates are shaping buyer behavior, the demand for well-located, move-in-ready homes continues to drive competition — particularly in neighborhoods offering lifestyle amenities, convenience, and updated living spaces.

Westport

Westport experienced a strong October, with both buyer and seller activity increasing over last year.

  • New Listings: 43 (up from 33)

  • Closed Sales: 30 (up from 23)

  • Median Sales Price: $2,862,500 (up from $1,550,000)

  • Average Sales Price: $3,138,303

  • Days on Market: 64 (up from 29)

  • Months Supply of Inventory: 3.4

The increase in days on market suggests buyers are taking more time to evaluate homes, yet the significant rise in price indicates they are still willing to pay a premium for quality.

Key Insight:
Listings that are thoughtfully prepared and priced in alignment with current market dynamics continue to see strong engagement, while sellers benefit from a more measured — yet still confident — buyer pool.


Weston

Weston posted a steady and balanced month, with encouraging movement in both inventory and closed volume.

  • New Listings: 15 (up from 13)

  • Closed Sales: 11 (up from 10)

  • Median Sales Price: $1,300,000 (essentially flat year-over-year)

  • Average Sales Price: $1,714,455 (up from $1,408,397)

  • Days on Market: 33 (up from 17)

  • Months Supply of Inventory: 3.0

Demand remains consistent, particularly from buyers looking for space, privacy, and value relative to surrounding markets.

Key Insight:
Well-maintained homes in desirable neighborhoods are still attracting strong offers, even as buyers take a more deliberate approach.


Fairfield

Fairfield saw notable sales momentum this month.

  • Days on Market: 34 (up from 25)

Wilton remains one of the tightest inventory markets in the region.
