Spring is here — and so is renewed activity in the real estate market. April brought a fresh wave of listings across Fairfield County, with motivated sellers stepping into the spotlight and well-positioned buyers ready to act.

But while new inventory offers more choices, today's market is still highly selective. Homes that are well-presented and thoughtfully priced are moving quickly — often at or above asking — while others are sitting longer or facing price adjustments.

Here's a closer look at how each town performed in April:

Across all four towns, homes are still selling at or above list price — a strong indicator of demand in well-priced segments. Wilton continues to show impressive price performance relative to its inventory, while Westport remains a leader in luxury transactions.

In Westport, April saw:

  • 10 of 24 closed sales above $3 million

  • 5 homes sold were new construction

  • 4 were condominiums, including one new build
