Summer's final month brought a more uneven market than July's across-the-board strength — some towns kept pushing forward on tighter inventory, while others cooled off after a red-hot run. The common thread: inventory is thinning almost everywhere, which is starting to reshape the numbers town by town. Here's the breakdown.
Fairfield: Prices Pull Back After a Strong Summer
Fairfield's single-family market cooled in August after months of gains. The median sales price dipped to $1,182,500, down 9.7% year-over-year, while closed sales fell 9.1% to 60 and pending sales slipped 9.1% as well. Still, sellers held their ground — the list-price-received ratio actually improved to 106.2%, and days on market ticked down to 27. Inventory eased slightly to 103 homes, with months of supply holding tight at 2.1.
Zoom out, though, and the year-to-date story remains solidly positive: the median is up 6.8% to $1,175,000 through August, and closed sales for the year are running 4.5% ahead of 2025 — a reminder that one month's pullback doesn't undo a strong year of momentum.
Fairfield's condo segment saw more volatility. New listings fell 18.2%, but pending sales jumped 66.7% and closings rose 16.7% to 14 — even as the median price dropped 24.1% to $626,000, a swing worth reading with caution given the small sample size and shifting mix of what sold.
The takeaway: Fairfield's single-family market took a breather in August, but the year-to-date trend still points firmly upward, and sellers are still getting close to full ask.
Westport: Inventory Craters as Prices Set Another Record
Westport delivered the standout headline of the month. The single-family median climbed to $2,660,000, up 2.5% year-over-year, while the average sales price jumped to nearly $3 million — up 7.4% from August 2025. But the real story is inventory: available homes plunged 35.9% to just 59, and months of supply dropped to 2.3, down more than a third from a year ago.
Closed sales rose 6.3% even as new listings fell 40%, underscoring just how little is coming onto the market to replace what's selling. Year-to-date, the median sits at $2,425,000, up 5.9% over the first eight months of 2025, and the average price is up an even sharper 13.4% — a sign that the top end of the market continues to lead the way.
Westport's condo market stayed razor-thin, with inventory collapsing to just 2 units (down 84.6%) and only 4 closings for the month. With numbers that small, the 300% jump in closed sales and pullback in median price say more about sample size than any real trend.
The takeaway: With inventory this scarce, Westport sellers remain firmly in control, and well-priced single-family homes are commanding record prices.
Weston: New Listings Surge, and Buyers Are Paying Up
Weston had an eye-catching month. New listings more than doubled — up 128.6% year-over-year — giving buyers meaningfully more to choose from. Despite that added supply, the single-family median jumped to $1,450,000, up 17.6%, and the list-price-received ratio surged to 105.9%, up 5.5 points from last August. Closed sales rose 7.1%, while days on market improved slightly to 25.
Inventory still grew to 40 homes (+17.6%) and months of supply rose to 3.7, giving buyers a bit more breathing room than in Fairfield or Westport. Year-to-date, though, the picture is more moderate: the median is up a modest 2.5% to $1,450,000, and closed sales for the year remain down 16.0% versus 2025 — a sign that August's price strength reflects a particularly active month rather than a full reversal of a slower year.
The takeaway: Weston buyers have more homes to consider than they did a year ago, but they're still paying a premium for the right ones.
Wilton: Closed Sales Climb as the Market Stays Tight
Wilton posted a strong month on the sales side. Closed single-family sales rose 23.8% to 26, even as new listings fell 27.3% and inventory tightened to 28 homes (-12.5%). Months of supply held at a lean 1.6, among the tightest readings we track. The median sales price eased to $1,322,500, down 6.9% year-over-year, though the list-price-received ratio stayed strong at 106.1%.
The year-to-date numbers tell a more bullish story: the median is up 7.3% to $1,450,000 through August, and closed sales for the year are running 10.6% ahead of 2025 — Wilton has quietly been one of the most consistent markets in the group all year.
Wilton's condo market was more mixed — new listings doubled and inventory tripled to 9 units, but only 1 closing was recorded for the month, and the median pulled back sharply to $645,000. With activity this light, that swing reflects the small sample far more than a shift in value.
The takeaway: Wilton remains tight and competitive, with year-to-date price and sales growth that continues to outpace much of the region.
The Big Picture: August at a Glance
A few themes stood out across Fairfield, Westport, Weston, and Wilton this month:
Inventory is tightening in the towns buyers want most. Westport (-35.9%), Wilton (-12.5%), and Fairfield (-1.9%) all saw available single-family homes shrink, while Weston was the lone exception with new listings surging 128.6%.
Year-to-date price trends remain positive everywhere. Fairfield (+6.8%), Westport (+5.9%), Weston (+2.5%), and Wilton (+7.3%) are all showing single-family median gains through August, even where the August month-over-month number cooled.
Sale-to-list ratios stayed strong across the board. Fairfield (106.2%) and Wilton (106.1%) continue to lead, with Weston's 105.9% jumping sharply from a year ago — all signs that well-priced homes are still fetching close to, or above, asking.
Condo markets stayed thin and volatile. With single-digit closings in most towns, month-over-month swings in condo pricing across Fairfield, Westport, and Wilton reflect small sample sizes rather than a clear directional trend.
